How does a VA loan work?

Like a USDA loan, VA loans are mortgage loans issued by private lenders but guaranteed by the federal government. However, Veterans Affairs loans are guaranteed specifically through the U.S. Department of Veterans Affairs. This means the government will repay part or all of the loan if the borrower defaults.

For example, the monthly payment on a $360,000 dollar loan at 7.3% APR would be $3,735. Buying one discount point will typically reduce your interest rate by 0.25 percentage points. If you buy enough points to reduce your rate by 0.5 percentage points, your rate would be 6.8% and your monthly payment would be $3,613.
